However, when they say distressed, they really do mean very distressed. Most only has cosmetic work that needs to be done to make the property viable again. This is why a lot of this stuff is sold as is and no guarantee on anything. You take a big risk unless you fully examine the property and do so carefully.

It could also be surplus bank distress homes that the bank has and needs to get rid of and get rid of quickly. Once the bank sets something up for a distressed sale, they don’t kid around. The sale and/or auction is held in an orderly fashion, with no pushing or shoving. Each one has a number that is attending the sale and will be allowed to bid on each property.
Every year, people can’t afford to pay mortgages, taxes or anything else in regards to the property that is being sold at auction. Each property has gone through a thorough examination before the sale date to assure quality. Bank distressed homes are for sale in nearly every city, state and country in the world. The process is much the same anywhere that you go in the world. So this is not a phenomenon that is associated with America totally.
On the day of the sale, the items will be auctioned off according to the taxes; lien or whatever is owed on the property in question.
