An auction takes place when any item – maybe a property or even a trinket is held up before prospective buyers who bid for the same. The highest bidder gets the item.
Today we are hearing a lot about auctions of foreclosed homes. America is staggering under the innumerable number of auctions that cause tears for some but opportunities to others, as it is a buyers market.
When homeowners default on their mortgage payments and run into default the lender forecloses on the house that has been kept as security. The house is then put up for auction. If it is not sold at the court auction then the house reverts to the lender who is said to repossess the unit. The house then becomes free from all liabilities.
There are in the real estate market two types of auctions – the foreclosure auction held on the steps of the court and the independent auction conducted by the lenders after repossession with the help of professional auction companies.
For those seeking to pick up bargain deals there are advantages and disadvantages for both types of auctions. In the court auction the buyer cannot thoroughly inspect the house and although the price is low one cannot really gauge the repair costs. Usually the houses are in a very sorry condition having been vandalized by previous owners and later on by trespassers. There is also the problem of reserve price and the possibility that the highest offer may be rejected later on. But in an auction conducted by the bank although the problem of inspection is not there and the house is repaired and totally free from liens, the price is relatively higher.

A Superior Court judge in Norwich terminated an auction of foreclosure for the Waterford Speedbowl Track property supposed to be held at noon this Saturday. Thanks to this, short track racing, which is held weekly here, will carry on as normal on this much visited track in southeastern Connecticut.
