<p>Wexler observed that, “Now I’m beginning to see a trickle of foreclosures because these are the ones that really have no hope. The lenders just throw up their hands and take them back. Next we’ll start seeing them getting sold for pennies on the dollar.”</p>

<p>Currently there has been a substantial amount of debate on the fact that <strong><a href="http://www.foreclosurewarehouse.com/">foreclosures</a></strong>, currently are affecting the up-market, as they no longer remain a problem only for the sub-prime of <strong><a href="http://www.foreclosurewarehouse.com/mortgage.php">mortgage</a></strong> segment. This indicates the prevalence of foreclosures among the mid- to high-end market segments. This assumption is true to some extent, as during the real estate boom that took place in 2006, the minimum number of homes that fell in the lowest strata of the one-third of the value of the homes comprised 55% in the <strong><a href="http://www.foreclosurewarehouse.com/blog/category/foreclosure-crisis/">foreclosure crisis</a></strong>. While the homes situated in the middle of this one-third value list accounted for 29% foreclosures and lastly the homes featuring on the top of the one-third home value list made up for 16% of the foreclosures.</p>
<p>In the month of July 2009, the homes in the bottom of the one-third home value list comprised of 35% homes for foreclosures, as compared to the range of 35% and 30% respectively for the homes featuring in the middle and top of the one-thirds list. These numbers reveal a huge percentage as 30% of the foreclosures are faced by the homes that are placed on the top of local values for homes. This also means that the homes at the top of the list are foreclosed the most.</p>
<p>The number of borrowers who are defaulting with their Prime, Alt-A and Option ARM mortgages has increased greatly. To add to this, the rate at which these delinquencies are cured and resolved is showing a negative figure. This is leading to increased number of foreclosures even among those borrowers, who are technically placed out of the purview of the sub-prime market which deals in mortgages.</p>
<p>According to the records of the Amherst Securities Group the number of felonies among the borrowers has increased. This has a direct and inverted relationship with the increasing negative equity and falling chances of solving the problem of mortgage delinquencies. According to the second quarter figures of Zillow, there are at least 23% homes with single families, that are lagging behind drastically with their mortgage payments. So the rate of solving the delinquencies in mortgage payments will remain low. The values of homes might be unclear in terms of foreclosure distribution. It may seem like high-end homes are more in number regarding foreclosure but the fact is that the foreclosure crisis affected the areas that have homes with high prices.</p>

<p>The Bell and Coryell county homes are supposed to receive aid from the combined contract of the &#8216;Fort Hood Area Habitat for Humanity&#8217; with the state through a contract worth $1.75 million. According to this contract the Habitat will rehabilitate the various properties and make them affordable for the families with lower incomes.</p>
<p>The tabs on the stimulus funds are supposed to be removed by the state. According to Gordon Anderson (the senior communications adviser for the Texas Department of Housing and Community Affairs) the $90 million package is included in the funds received by the state due to the &#8216;Housing and Economic Recovery Act of 2008&#8242;.</p>
<p>Anderson further emphasized that, “These dollars are geared toward stabilizing neighborhoods that have suffered from <strong>foreclosures</strong> or abandoned homes, and arrest the slide of declining property values to surrounding neighborhoods.”</p>
<p>If the deal is signed the Bell County will get approx $1.1 million and Coryell County will receive an amount of $630,000 according to Gene Bauer, who is the executive director of the Fort Hood Area Habitat.</p>
<p>Bauer awaits the review contract to be sent by the Department of Housing. Bauer emphasized that, “This is not an influx of funds for Habitat. We will act as an agent for the state. We won’t actually get any money.”</p>
<p>Bauer&#8217;s job involves identification of <strong><a href="http://www.foreclosurewarehouse.com/">foreclosed homes</a></strong> and to complete the paperworks and to settle the deal for the Department of Housing.</p>
<p>Bauer observed that, “The state will close on the sale and actually take title to the property. We will manage it and arrange for repairs to be made. The state will reimburse us for the cost of repairs. Our job will be to identify a low-income family as purchaser and take them to the Department of Housing. The state will finance a 30-year, zero-interest mortgage for them to buy the property. That’s why we want to get into this. Habitat doesn’t get any money for this, but it gives us another tool in our toolbox to eliminate poverty housing.”</p>
<p>Bauer observed about the <strong>foreclosed properties</strong>, “They will have to meet all the requirements of our program, which includes helping others build their homes. But if we match them to a foreclosed home they may not make the repairs. It will depend on the repair work. But probably not.”</p>
<p>The Foreclosure Listing Service of Addison report features an approx hike of 22% has been noticed in the Bell County foreclosures since 2008 to 2009 According to Foreclosure Listing Service of Addison.</p>
<p>Anderson observed that there was a distribution of $90 million among the major metros and scantily populated areas.</p>

<p>In the last few months more home buyers are backing out from the  excess flood of distressed properties whose lower prices increased  their sales figure greatly. There has been a 7.2% hike since in June  the 1999 records were broken. At least one third of the 5.24 million  properties that were sold were distressed properties.</p>
<p>The chief economist of NAR, Lawrence Yun observed that, &#8220;In some  recovering markets like <strong><a href="http://www.foreclosurewarehouse.com/homes/CA/SAN DIEGO/">San Diego</a></strong>, <strong><a href="http://www.foreclosurewarehouse.com/homes/NV/CLARK/LAS VEGAS/">Las Vegas</a></strong>, <strong><a href="http://www.foreclosurewarehouse.com/homes/AZ/MARICOPA/PHOENIX/">Phoenix</a></strong> and <strong><a href="http://www.foreclosurewarehouse.com/homes/FL/ORANGE/ORLANDO/">Orlando</a></strong>, the  demand for distressed homes has spiked, and we&#8217;re seeing a very high  multiple of bidders because prices are so attractive. Michael Barr, the  Treasury assistant secretary commented that it might not be a prolonged  process and so <strong><a href="http://www.foreclosurewarehouse.com/">foreclosure</a></strong> numbers can rise despite the efforts on  loan-modification.</p>
<p>According to Rick Sharga, the senior vice president at RealtyTrac,  &#8220;Adjustable-rate mortgages will trigger the next wave of defaults,  which will make the subprime meltdown look like a walk in the park.&#8221;</p>
<p>In Arizona, option ARMs worth billions of dollars emerged during the  housing boom. There is still a reset that has to be done for 128,000  option ARMs during the next 12 months. This has drawn numerous  homeowners into the crisis of <strong>foreclosures</strong>.</p>
<p>Terry Goddard, the Attorney General in Arizona observed, &#8220;The  payment-option bubble has been looming for some time and now we&#8217;re in  it. It&#8217;s going to be a very tough year if we can&#8217;t get those loans  modified.&#8221; Increasing unemployment has also aggravated the foreclosure  situation of foreclosures for the &#8216;prime fixed-rate borrowers&#8217;.  Numerous defaulting loans that were being re-designed as per the  housing rescue plan by the Obama administration are expected to fail  again.</p>
<p>The inventory segment is divided into two parts. The first part has  1.1 million homes whose owners might default. Sharga feels that this  number is more than half the figures recorded in 2005. The second part  roughly has 750,000 properties that are already possessed by banks. To  stabilize the property market it is important to control the distressed  homes stock. Yun noticed that, &#8220;Distressed properties continue to weigh  down the median price. They typically sell for 15% to 20% less than  traditional homes.&#8221;</p>
<p>Stan Humphries, the vice president of data at real estate site named  Zillow.com., comments that, &#8220;We&#8217;re going to see a ramp up in  foreclosures, which won&#8217;t peak until 2010 and (will) remain high for  some time. A lot of the demand that is helping work through inventory  of distressed properties is short-term.&#8221;</p>
<p>Jeff Frieden, the CEO of Real Estate Disposition Corp., opines that,  &#8220;We expect 2010 to be a watershed of a year for us as millions more of  foreclosures loom. Some have sensed it&#8217;s the bottom of the market; we  feel that&#8217;s a false sense.&#8221; Although, the property market has not yet  experienced the total wrath of the flooding of the distressed  properties.</p>

<p>Approximately 4.3% of the homes in the U.S. were foreclosed during the second quarter. This indicates the foreclosure of at least one in 25 homes in the U.S. In the last three decades this is the maximum with overdue of loans by almost 90 days. Six among these states are responsible for 62% foreclosure filings in the U.S.</p>
<p>With 8,316 foreclosure filings New Jersey boasts of the 11th highest rate and this is a 28% hike compared to the last year&#8217;s figures. On the other hand Connecticut ranked at 24th as it featured 2,189 filings. This figure displays a hike of 22%. Having 39th highest rate of <strong><a href="http://www.foreclosurewarehouse.com/homes/NY/">foreclosures New York</a></strong> has 5,350 filings, and so its figures are down by 2.3%.</p>
<p>Among metropolitan areas having a population range of 200,000 or above Las Vegas boasts of having the maximum rate of foreclosures. At least one out of every 53 homes got foreclosure notice during August. This figure indicates a hike by 48% compared to last year. Compared to the July figures this months figures are down by 11%. The Reno-Sparks area in Nevada featured a maximum number of foreclosure with one out of every 86 homes getting a filling and this made it the region with seventh-highest rate.</p>
<p>The six metropolitan areas in California also featured among the list of top 10. In the list of these California metros Stockton and Merced featured as second and third; while the metros like Riverside-San Bernardino-Ontario, Vallejo-Fairfield and Modesto were between fourth and sixth; and in the 10th position was Bakersfield.</p>
<p>There were two metros of Florida as well featuring in top 10 with Orlando- Kissimmee holding the 8th and Cape Coral-Fort Myers holding the 9th position as observed by the RealtyTrac.</p>

<p>Presently the filings of <strong><a href="http://www.foreclosurewarehouse.com/">foreclosures</a></strong> in the U.S. have crossed approximately 300,000 for the 6th month at a stretch. This is primarily the result of the increasing rate of unemployment that has prevented the homeowners from paying their debts. The number of properties receiving an <strong><a href="http://www.foreclosurewarehouse.com/blog/category/foreclosure-auction/">auction</a></strong> notice figured to at least 358,471.</p>
<p>Compared to last year&#8217;s records this is almost 18% higher. There were at least one out of 357 properties which received a foreclosure filing.  Compared to last year the foreclosures increased as more companies cut down on 216,000 workers in the previous month. This added to the rate of unemployment by 9.7% as observed by the Labor Department. According to Morris A. Davis, who is an assistant real-estate professor at the Wisconsin School of Business, this unemployment scenario has superseded the efforts of the government or the banks to control foreclosures.  Davis observed, “The foreclosure numbers are largely unemployment related.</p>
<p>As long as 15 million Americans are unemployed, record foreclosures will continue.” Though the contracts for buying homes that were previously owned increased more than it was expected in July and it kept on rising for at least 6th month in a row. According to <strong><a href="http://en.wikipedia.org/wiki/Freddie_Mac">Freddie Mac</a></strong>, the mortgage buyer the median price increased to 1.7% during the second quarter.  in August Nevada faced the maximum number of foreclosures as  each of the 62 homes got a filing. In August the foreclosure filings increased by 53% compared to last year records featuring 17,902 properties in <a href="http://www.foreclosurewarehouse.com/homes/NV/"><strong>Nevada</strong></a> that got a filing for foreclosures.</p>
<p>Florida recorded the second-highest rate of foreclosure in August  as one out of every 140 homes got a filing. California followed the path with every one out of 144 homes facing foreclosure filings.  A 9.6% fall in the number of filings helped in lowering the rate of  foreclosures in Arizona. One out of every 150 households in Arizona  faced a filing for foreclosures in the last month.</p>
<p>There has been 360,165 modifications by 47 banks under the Making Home Affordable program of the U.S. government.  In the plan of foreclosure-prevention the worst performing banks are Bank of America Corp. and Wells Fargo &amp;amp; Co. Even they had to step up their mortgage modification speed by approximately 60%. The number of modifications by the Bank of America was almost doubled by 59,891 in August and the rate of modifications by <strong>Wells Fargo</strong> rose to 33,172 which figured to 64%.  Though it is expected that the revamping of loans might control the foreclosures from rising to some extent but unemployment has made things difficult.</p>

<p>Roger Pollock, the owner of the Buena Vista Custom Homes, Inc. based in <a title="Search Lake Oswego Foreclosures" href="http://www.foreclosurewarehouse.com/lview.php?state_sg=OR&amp;county_name=CLACKAMAS&amp;city=LAKE%20OSWEGO" target="_blank">Lake Oswego</a> has reported that the Sterling Savings Bank has issued <a title="Search Foreclosure Homes" href="http://www.foreclosurewarehouse.com/" target="_blank"><strong>foreclosure</strong></a> notice on 15 of his properties. Pollock happens to be one of the well-known and largest builders of Poland. He owns the credit of constructing a large number of homes in the region and today is <a title="Condos Facing Foreclosure Too" href="http://www.foreclosurewarehouse.com/blog/condos-too-facing-foreclosure-now/" class="broken_link"  target="_blank">facing the problem of foreclosure</a> on his properties. In an attempt to get rid of the bank debt, he started auctioning 240 homes last year giving a big surprise to the <a title="Search Portland Real Estate" href="http://www.foreclosurewarehouse.com/lview.php?state_sg=OR&amp;county_name=MULTNOMAH&amp;city=PORTLAND" target="_blank"><strong>Portland real estate</strong></a> community and became successful in staging two auctions.</p>
<p>In the meantime, Pollock put some of the remaining homes on rent with some of them on lease-to-buy contracts. Today, he has about 70 homes and all of them are up for sale. He has said that he has been the owner of a portfolio of rentals always. As the rentals are unable to yield enough money needed to cope up with the debt payments, he has started looking for lower <a title="Mortgage Rates" href="http://www.foreclosurewarehouse.com/mortgage_rates.php" target="_blank">interest rates</a> like other builders. Besides the lower interest rates, he has also been looking for other concessions from lenders and interest-only payments in order to overcome the <a title="Distressed Homes for Sale" href="http://www.foreclosurewarehouse.com/distressed_home_for_sale.php" target="_blank">foreclosure distress</a>.</p>
<p>According to Pollock, the debt amounts to $5 million in loans that he has taken from the Sterling Savings Bank on his 15 homes. He has expressed his deep surprise about the <a title="The Process of Foreclosure Filings" href="http://www.foreclosurewarehouse.com/foreclosure_filings.php" target="_blank">foreclosure filing</a> on his homes by the Sterling Savings Bank. He has said, “We&#8217;re negotiating with all our banks and every house is a case-by-case basis. This is just the direction that Sterling chose to go. It caught us by surprise.&#8221; According to Pollock the 15 properties that are in question are owned by Del Playa Investments LLC, which is an independent investment entity.</p>
<p>Pollock has even said that Buena Vista Custom Homes, Inc. is not getting bankrupted but it is true that they are not going to construct any further homes or <strong>real estate properties</strong>. The Sterling Savings Bank is a Spokane-based savings bank that has played a significant role during the April <strong>bankruptcy</strong> that took place with the homebuilder Tony Marnella of <a title="Search Clackamas County Foreclosures" href="http://www.foreclosurewarehouse.com/lview.php?state_sg=OR&amp;county_name=CLACKAMAS" target="_blank">Clackamas County</a> including three of his firms and also the July bankruptcy of flooring dealer Trinity Carpet and Milwaukie Carpet. <p>A large number of renters who pay their rent timely are also  becoming the victim of <a href="http://www.foreclosurewarehouse.com/" target="_blank"><strong>foreclosure</strong></a>. This is happening mainly due to the  fact that their landlords who bought houses during their heydays and  then rented them are now unable to cope up with the <a href="http://www.foreclosurewarehouse.com/mortgage.php" target="_blank">mortgages</a>. The  renters are facing a big blow when suddenly they are getting to know  that it is not their home from the next day. A number of localities and  members of the Congress have taken efforts to provide some time to the  renters before they get evicted by the banks. Some measures have been  taken to inform the tenants of their rights.</p>
<p>It was a surprise to James Austin, a home-security firm consultant,  when a <a href="http://www.foreclosurewarehouse.com/real_estate.php" target="_blank">real estate</a> agent showed him photographs of the home he was  renting. It was <strong><a title="Condos Facing Foreclosure Too" href="http://www.foreclosurewarehouse.com/blog/condos-too-facing-foreclosure-now/" class="broken_link"  target="_blank">facing foreclosure</a></strong>. He immediately made his move to  rent another home in <a title="Search Foreclosures in Bowie, Maryland" href="http://www.foreclosurewarehouse.com/lview.php?state_sg=MD&amp;county_name=PRINCE%20GEORGES&amp;city=BOWIE" target="_blank">Bowie</a> only to discover later that the home also  went into <strong>foreclosure</strong>. It is not really known to the <a href="http://www.foreclosurewarehouse.com/blog/bankers-predict-improvement-real-estate-market/" class="broken_link"  target="_blank">Mortgage Bankers</a> Association that how many tenants were forced to leave this way. But  according to them, a large number of homes that were <a href="http://www.foreclosurewarehouse.com/foreclosed.php" target="_blank">foreclosed</a> last  year comprised of probably <a href="http://www.foreclosurewarehouse.com/blog/ranks-tenants-swelling-foreclosures/" class="broken_link"  target="_blank">rented homes</a>. With the <a title="High Foreclosure Rates in April" href="http://www.foreclosurewarehouse.com/blog/high-foreclosure-rates-april/" class="broken_link"  target="_blank">foreclosures going  high</a>, the number of <strong>foreclosures</strong> for rented homes has also probably  gone up.</p>
<p>The <strong>problem of foreclosure</strong> that was earlier disrupting the  homeowners has now shifted to the renters too. Generally when a <em>house  is foreclosed</em>, the dissolution of lease agreements takes place. This  implies that the renters may be asked to leave their home without a  prior notice. As such some of the tenant laws have been introduced for  the safety of the tenants. This is <strong>good news for the real estate</strong>.</p>
<p>The laws in <a title="Search Maryland Foreclosures" href="http://maryland.foreclosurewarehouse.com/" target="_blank">Maryland</a> and <a href="http://www.foreclosurewarehouse.com/listings.php?state_sg=VA" target="_blank">Virginia</a> are not very renter-friendly  leaving them at the mercy of the new homeowners. According to lawyer  Kristi Cahoon of Legal Services of Northern Virginia, the tenants can  save their money for security deposit during the months of long  paperwork between the lenders and the courts. The renters can go for a  consideration of “cash for keys” if the lender continuously pressurizes  him for leaving the home whereby the bank will be paying to help the  renters to move.</p>
<p>Last year, a measure has been introduced by the US House whereby the  renters are to be given a 90 days notice by the new owner of a  <a title="Search Foreclosed Homes" href="http://www.foreclosurewarehouse.com/foreclosed_homes.php" target="_blank"><strong>foreclosed home</strong></a> before eviction. If there are more days mentioned in  the lease, then the renter will be able to stay up to 6 months.</p>

<p>Cody has said that the distressed homeowners <a title="Condos Facing Foreclosure Too" href="http://www.foreclosurewarehouse.com/blog/condos-too-facing-foreclosure-now/" class="broken_link"  target="_blank">facing foreclosures</a> dump the garbage all around making the case worst for the people who are still residing there. Every time she will find either a broken furniture piece on the lawn, or trash things on the trees, or some other worthless matter around. She and her neighbor Travis Aitken has taken up effort to clean up the clutters themselves.</p>
<p>As it has been put by the City of <a href="http://www.foreclosurewarehouse.com/lview.php?city=PHOENIX&amp;county_name=MARICOPA&amp;state_sg=AZ" target="_blank">Phoenix</a>&#8217;s Neighborhood Services Department that leaving an overgrown brush, or furniture, or some other trash things while moving out, is a violation of code. However, they can only take action against it when someone complains them about the matter. If anyone complains on it, then the Neighborhood Services Department will dispatch their inspectors who will immediately send a notice to the owner of the house. After receiving the notice, the homeowner has to immediately make his move to get done with the complaint. If he fails to do so, then he might have to pay a fine of about $200-$2,000. This amount depends upon the severity of the matter. However, if the bank owns that particular home, then the lender will be responsible for addressing any violations.</p>
<p>Cody has said that she is looking out for a help from her Home Owner&#8217;s Association (HOA). She has also said that an amount of $42 is paid every month by her to the HOA. None from Colby Management contacted the HOA for assisting her in her problem. It was only the ABC15 that got in touch with the HOA for dealing with 16 Roeser Place.</p>
<p>Cody is mainly concerned about the future generation and wants that they should grow up seeing that they had a nice neighborhood of which they could proudly boast of. This problem of <strong>real estate</strong> has to be dealt with soon.</p>

<p>The towns of <a href="http://www.foreclosurewarehouse.com/lview.php?state_sg=MA&amp;county_name=Worcester&amp;city=MILFORD" target="_blank"><strong>Milford</strong></a> and <strong>Metrowest</strong> area have not been able to keep themselves away from the <a href="http://www.foreclosurewarehouse.com/mortgage_loan.php" target="_blank"><strong>mortgage</strong></a> crisis. Milford has reported a foreclosure count of 90 since January  this year. There were about 42 foreclosures in 2007 which was only 15  in 2006. This year the situation is all the more worse. Amy Hennessy  Neves, Milford Town Clerk has reported with a 2,448 vacancy listings in  Milford Town this year. This has hit hard the real estate of this town.  A large number of <a href="http://www.foreclosurewarehouse.com/blog/home-for-the-homeless-in-the-guise-of-foreclosures/" class="broken_link" ><strong>vacant homes</strong></a> can be seen in and around the town.</p>
<p>The increasing rate of foreclosures has led to another big problem.</p>
<p>The homeowners who are leaving their homes with floors in bad  condition or with some other kind of damage are standing as a great  threat to the neighbors. The city has to continuously keep track of the  homes with such a problem and mark them with a large X as a sign of  danger. About 9 homes in Milford town have reported with a <a href="http://www.foreclosurewarehouse.com/blog/ohio-foreclosures-boiling-down/" class="broken_link" ><strong>foreclosure filing</strong></a> in June which was 17 in May and 10 in April.</p>
<p>There have been a total of about 77 to 90 <a href="http://www.foreclosurewarehouse.com/" target="_blank"><strong>foreclosures</strong></a> in <a href="http://www.foreclosurewarehouse.com/lview.php?state_sg=MA&amp;county_name=MIDDLESEX&amp;city=MARLBOROUGH"><strong>Marlborough</strong></a> since January. It was 34 in 2006. Doreen Cedrone, <a href="Northbridge" class="broken_link" ><strong>Northbridge</strong></a> Town Clerk has reported about 500 vacant homes in her  community with a total of 4,562 residential buildings.</p>
<p>The number of vacancies in Northbridge this year is much more when compared to the figure last year. The city  officials are on their move to find out all the illegal apartments in  the real estate. The city can also hold on the matter of selling a  foreclosed home till the repair works are done. In case the new  homeowners fail to do the repairs, then they will be subjected to fines  that can amount to several hundred dollars.</p>
<p>The exception is the Millis Town with about 8,167 residents. The  homes there are still being sold. The Stoney Brook Village Apartments  are nearly full. There are only eight vacancies out of the total 200  units. About 174 homes in <a href="http://www.foreclosurewarehouse.com/lview.php?state_sg=MA&amp;county_name=NORFOLK&amp;city=MILLIS" target="_blank"><strong>Millis</strong></a> have been reported to be vacant out of the total 3,200 homes. <a href="http://www.foreclosurewarehouse.com/lview.php?state_sg=TX&amp;county_name=FRANKLIN" target="_blank"><strong>Franklin</strong></a> Town has been reported with 9 foreclosed homes from January to June, 2008.</p>
<p>However, according to Pellegri, town clerk of Franklin, the number  of vacancies in Franklin is 778. The Hopedale Town has shown about 252  vacancies with total residences of 2,500.</p>
<p>It is very difficult to say that when the problem of foreclosure will come to a controllable situation.</p>

Today, he has to depend heavily on his children for financial help. Although several years have passed by, but even today when he and his wife go by their old house, the overgrown weeds simply make them sad and nostalgic. He bought this home 20 years ago. He was then working at Delco Remy and enjoyed a very sound financial status. But his sudden heart attack in 1999 changed everything. Just when he retired after a year, his salary became almost half that had a negative effect on his home payment. The heavy medical expenses were an added blow. All this forced him to leave his old home. He is one of those victims of <a title="Real Estate Foreclosures" href="http://www.foreclosurewarehouse.com/real_estate.php" target="_blank">real estate foreclosures</a> that have today made thousands homeless across the nation.</p>
<p>Marvin Davis said that he failed to restore his home as General Motors continued to cut benefits for employees that increased his co-payments on medications. He has put the blame of his home loss on the job outsourcing and avaricious corporation. He has even blamed the government for hikes in the property tax that has led to the increase in tax bill tremendously.</p>
<p>As per the executive officer of the Anderson <a title="Search Madison Foreclosure Homes" href="http://www.foreclosurewarehouse.com/lview.php?state_sg=IN&amp;county_name=MADISON" target="_blank">Madison County</a> Association of Realtors, Patty Kuhn, it is the various practices of the bank that are to be blamed. He said, &#8220;There were many programs out there that allowed people to buy homes with no money with seller assistance and that’s come back to haunt us.&#8221; According to her, there are a large number of reasons behind <strong>real estate foreclosures</strong>, one being unemployment. Another thing that leads to loss of home is divorce where people fail to afford their homes. Kuhn said that the homeowners are required to show reserve money so that they can continue home payments in case something affects their income.</p>
<p>The <strong>Madison County</strong> has reported about 1,000 homes in <a title="Search Foreclosures" href="http://www.foreclosurewarehouse.com/foreclosure.php" target="_blank"><strong>foreclosure</strong></a> situation. A foreclosure tracking company named Realtytrac has put forward that there has been about 53 percent rise in real estate foreclosures this June from June 2007. The reasons that have been ascribed for this situation are poor economy, predatory lending practices, and <a title="Mortgage Rates" href="http://www.foreclosurewarehouse.com/mortgage_rates.php" target="_blank">adjustable rate mortgages</a>.</p>

Her family&#8217;s terrible finances were of no help to her and she found that the only way in which she could save herself would be to commit suicide.</p>
<p>The Boston Herald stated that the 53-old mother could not pay the <a title="Mortgage" href="http://www.foreclosurewarehouse.com/mortgage.php" target="_blank">mortgage</a> in 42 months on the 3-bedroom home, which she occupied with her husband. John Balderrama, her husband said he had no clue whatsoever about the real situation. He informed The Associated Press that his wife had been carrying out the <a title="Real Estate Foreclosures" href="http://www.foreclosurewarehouse.com/real_estate.php" target="_blank"><strong>real estate</strong></a> dealing with PHH Mortgage Corp, a mortgage company, without his knowledge. She had been picking letters from company and tearing them to pieces.</p>
<p>According to the police, investigation reveals that that her shooting and all the evidence indicate that she took her life and it was not a case of murder. Taunton Police Chief Raymond O’Berg informed the Boston Herald, “We’re still investigating, but it definitely appears to be a suicide.” The Bristol County District Attorney&#8217;s Office too agrees to this statement. Gregg Miliote said, “We might look at finances if we thought there was foul play, but all signs point to it being a suicide,&#8221; and further added &#8220;We’ll see where the investigation takes us.”</p>
<p>The mortgage company received a faxed letter from Balderrama at roughly 2:30 PM on Tuesday, putting a warning that she will no longer be alive when they <a title="Foreclosed" href="http://www.foreclosurewarehouse.com/foreclosed.php" target="_blank"><strong>foreclosed</strong></a> on her home that day. She was true to her words. It seemed that Balderrama shot herself with her husband&#8217;s powerful rifle. Her dead body was discovered at 3:30 PM after PHH Mortgage informed the police. In that she wrote, &#8220;Take the insurance money and pay for the house.&#8221; The Herald says that it is not very clear if John Balderrama, who makes a living by plumbing, will be successful in collecting money on his late wife&#8217;s life insurance policy. Mr. Balderrama told the Herald, “She put in her suicide note that it got overwhelming for her.”</p>

Almost all of them think still it may need a whole year to make any comment on this descending trend having bottomed out. However, the county officials don’t think this to be worrisome, as they are expecting a more troublesome year ahead.</p>
<p>Out of financial crisis, mostly because of job loss, people are unable to repay their debt, and rescue their <a title="Real Estate Property Listings" href="http://www.foreclosurewarehouse.com/real_estate_property_listings.php" target="_blank"><strong>real estate property</strong></a> under <a title="Real Estate Mortgage" href="http://www.foreclosurewarehouse.com/mortgage.php" target="_blank"><strong>mortgage</strong></a>. They are even more frustrated as they are not getting any suitable substitute job. <p>The <strong>Fairfax County Board of Supervisors</strong> has passed a notice that they are going to fight rigorously to cut down the damaging <strong><a title="Foreclosure Crisis Nationwide Stats" href="http://www.foreclosurewarehouse.com/blog/foreclosure-crisis-continues-all-corners-country/" class="broken_link"  target="_blank">foreclosure crisis</a></strong>. A three-pronged policy has been planned to create the deal with the <a title="Search Fairfax County Foreclosures" href="http://www.foreclosurewarehouse.com/lview.php?state_sg=VA&amp;amp;county_name=FAIRFAX" target="_blank"><strong>Fairfax foreclosure</strong></a> crisis which involves in acquiring, reinstalling, along with revamping and selling off some of the more affected structures of the area. This would attract new buyers easily.</p>
<p>The plan has been approved by an 8-2 vote that just followed after a discussion on the difficult exchange going on between the housing staff and the supervisors involved. There have been much going on regarding the relevance of the details and the scope of the entire plan in the long-term perspective.</p>
<p>About 10 houses that were evacuated have been put up for resale in the county. This incident along with the greater optimism involved to aid first-time homeowners getting into <strong><a title="Find Foreclosures - Foreclosure Warehouse.com" href="http://www.foreclosurewarehouse.com/" target="_blank">foreclosures</a></strong> are the primary agenda. The Home Equity Loan Program has been anticipated to fill as many as 100 homes in the entire county. <strong>Fairfax County</strong> will also be offering proper counseling to the home owners so that they can be guided better in the process of property related dealings.</p>
<p>Republican supervisors Pat Herrity and Michael Frey have argued that the market had been filled up with evacuated homes since the county’s first intervention. Frey has even said that it is uncertain how Fairfax would come back to a stable environment in the middle of a shaky market.</p>
<p>Herrity has been viciously critical about the over inflated figure of <strong>3,518 foreclosures</strong> that have been reported in the very first half of 2008. He claims that some of the homes have been counted more than twice to have come to this high figure. The Chairman, Gerry Connolly, acknowledged that the plan was too idealistic and could not possibly suceed with very pin-point applications in its uncharted ways. He even cited that over 300 people recently got arrested in regards to the national <strong><a title="Mortgage - Foreclosure Warehouse.com" href="http://www.foreclosurewarehouse.com/mortgage.php" target="_blank">mortgage</a></strong> fraud problem. The collapse and the resulting federal bailout of Bear Stearns stand out as an incident where the market just doesn’t seem to function in realty reality. Connolly says that these instances raise the government’s obligation to check if there is enough aid to help in this crisis situations.</p>
<p>The running program is to be paid by rerouting the housing funds. The next year would see that the infusion of this money gets distributed according to housing officials. The program is supposed to work to create leverage in the federal resources when they are finally available. It is unclear as to how the homes purchased under the program would be spread across <strong>Fairfax County</strong>, or whether it would be a better idea to work on the clusters of those hardest hit.</p>
