For those hunting for a house whether to build a nest or to invest for renting purposes foreclosure sales are the best options. Foreclosure sales are a part of the foreclosure process. If the borrower fails to pay the dues and become current on the mortgage a foreclosure sales takes place supervised by either the courts or the trustees depending on which state the property is located.
Broadly speaking there are many stages of the foreclosure process and in each stage the sales transaction can be referred to as foreclosure sales. The first stage is the pre-foreclosure one when the borrower is defaulting and has not yet been served with a foreclosure notice. Considering the mood of the present real estate market the lenders are not too keen about proceeding with the foreclosure and be saddled at the end of it with a property that cannot be sold. Thus an agreement is reached between the lender and a borrower for a pre-foreclosure sale.
Even after the foreclosure process kicks off, before the date of the actual auction, short sales can take place. By it the borrower, with the permission of the lender, sells off the house and escapes the foreclosure net. Although the lender gets less than the original price of the house at least something is gained and nothing lost by way of foreclosure fees and then later the maintenance cost of unsold houses.
The houses are in the best condition in these two stages of foreclosure sales. The prices are the cheapest at the auction foreclosure sales but the condition of the question remains a big question with hidden repairing costs. The bank-repossessed houses are in a better condition although price is relatively steeper.
