Job Losses Aggravating the Crisis of Foreclosures (Part II)

The prime loans mortgages are regarded as less hazardous to the subprime loans that are considered to be responsible for majority of people going homeless as they failed to repay their debts and unemployment added to their miseries. Richard K. Green, the ‘director of the University of Southern California Lusk Center for Real Estate’ observed that, “When people live in a housing market that’s dropped 30 or 40 percent, and they lose their jobs, that’s a recipe for default.”

Approximately 4.3% of the homes in the U.S. were foreclosed during the second quarter. This indicates the foreclosure of at least one in 25 homes in the U.S. In the last three decades this is the maximum with overdue of loans by almost 90 days. This is the point which marks the beginning of the foreclosure proceedings. The number increased by 7.97% and this is the highest according to the record.

The RealtyTrac survey conducted in Michigan, Idaho, Utah, Colorado, Georgia and Illinois is recognized equally for the states with the highest rates of filings for foreclosure. Six among these states are responsible for 62% foreclosure filings in the U.S.

With 8,316 foreclosure filings New Jersey boasts of the 11th highest rate and this is a 28% hike compared to the last year’s figures. On the other hand Connecticut ranked at 24th as it featured 2,189 filings. This figure displays a hike of 22%. Having 39th highest rate of foreclosures New York has 5,350 filings, and so its figures are down by 2.3%.

Among metropolitan areas having a population range of 200,000 or above Las Vegas boasts of having the maximum rate of foreclosures. At least one out of every 53 homes got foreclosure notice during August. This figure indicates a hike by 48% compared to last year. Compared to the July figures this months figures are down by 11%. The Reno-Sparks area in Nevada featured a maximum number of foreclosure with one out of every 86 homes getting a filling and this made it the region with seventh-highest rate.

The six metropolitan areas in California also featured among the list of top 10. In the list of these California metros Stockton and Merced featured as second and third; while the metros like Riverside-San Bernardino-Ontario, Vallejo-Fairfield and Modesto were between fourth and sixth; and in the 10th position was Bakersfield.

There were two metros of Florida as well featuring in top 10 with Orlando- Kissimmee holding the 8th and Cape Coral-Fort Myers holding the 9th position as observed by the RealtyTrac.
