A Major Increase Experienced By the Garfield County

Bob Slade, designated as ‘Garfield County Public Trustee’ remained highly engaged in greatly increasing foreclosure transactions. He commented that, “The foreclosure listings have gone up significantly this year.”

As per Slade’s observations, the figure of foreclosures in his supervision has literally doubled in 2009 compared to that of the number of foreclosures in 2008. Contrary to 108 foreclosures in 2008, Garfield County in 2009 saw 208 foreclosures. Slade observed “And they’re still coming in.”

There were approx 54 foreclosures headed by the office of Slade since the time period of January 1 and March 31 of this year. This figure is accurately half the amount compared to last year’s total. However this figure increased greatly within the coming four months and hence Slade received approx 154 foreclosure filings.

As per the observations of the ‘Colorado Department of Local Affairs Division of Housing’, all over the state the number of foreclosures have reached a great height during the second quarter as the number of foreclosures soared to 12,135 fresh foreclosure filings. By the middle of the year the total of filings for foreclosures increased to 22,644 as per the observations of the Division of Housing.

Among the various foreclosures that were being filed, by the mid of this year the number of properties going through the process of foreclosures increased to approx 9,353. The whole state of Colorado in the year 2008 witnessed 39,333 filings on the whole while the number of Colorado foreclosure listings numbered to 21,301.

The Mesa County, neighboring to the Garfield County, witnessed an approx rise of 143% in the number of filings for foreclosures within 2008 and 2009 as per the accounts of Division of Housing.

According to the report by the Division of Housing, though a hike in the foreclosure filings was apprehended, as numerous investors and lenders followed the freezing regarding foreclosures, in order to reduce the ever growing pace of foreclosures. However with the fading out of the procedures of foreclosure moratoriums, the officials apprehended a subsequent rise in the number of foreclosures that will take place freshly.

According to the report, “While new foreclosure filings are showing notable growth, the number of completed foreclosures has still not returned to the levels experienced during 2007 and 2008.”

However, this feature might not be applicable for the Garfield County, as it could reach to a peak since they last attained the heights with 244 foreclosures in 1985. Slade revealed in the beginning of 2009 that the number of foreclosures could increase to 209 by the end of 2009 but now he feels that this number might increase to 344.

Among the 208 filings this year, Rifle had 48, Carbondale had 41, Glenwood Springs had 33, and New Castle had 23 foreclosure filings.
