The increasing rate of foreclosure homes has led to a drop in the value of home prices in the west such as Nevada and California in the month of July. This has in turn increased the rate of existing home sales. Nearly 1.1 million condominiums and pre-owned properties in the 13 state regions were sold last month. He bought the house at an auction for $347,000, after the house went into foreclosure activity. It was priced at $510,000 in 2006. Las Vegas, San Diego, Phoenix, Los Angeles, and San Francisco were counted among those top 10 markets that had the most exorbitant decline in median-home-price last month. Among these, the hottest real estate market has been the Metropolitan Las Vegas.

There has been about 31 percent increase last month in the home sales in comparison to what it was last year, in the metropolitan Los Angeles. The median home price dropped down to $335,000, which is a 35 percent decline from the figures of July 2007. A major decline in the home prices have been seen in Seattle and Portland. Seattle’s median home price dropped down to $340,000 last month, which is a 6.9 percent decline than the figure a year ago. There has been an 8.3 percent increase in the home sales in San Diego and California and 3.1 percent increase in the sales in San Francisco.

However, home sales in other parts of the western region remained somewhat down. These include places like Salt Lake City, Denver, Boise, Billings, Alaska, Honolulu, Anchorage, Albuquerque, Idaho, and Mont. According to the district director of the Seattle area for ZipRealty Inc., Michael Tenore,

“We’ve basically been going through this standoff between buyers and sellers. We’re just seeing more and more increases in inventory and sales coming down.”

He further said that the sellers are not willing to sell their properties at big discounts to the buyers in these regions even under the tight foreclosure situation.

San Diego County has been reported with a sharp 9 percent increase in foreclosed homes in July from what it was in June. About 2,004 homes have received a foreclosure filing in July. The communities that have been reported with the maximum number of default notice in July, ranked by home foreclosures per 1,000 homes, were northeast Chula Vista, southeast Chula Vista, San Ysidro, Paradise Hills, east Escondido, and the 91913 ZIP code.

In July, one in every 182 California homes received a foreclosure filing, which included either auction sale notices, or default notices, or bank repossessions. There were foreclosures on 72,285 properties in California in July. There was a 5 percent increase in California foreclosed homes from June and 85 percent increase from July of last year. Mark Goldman, a real estate finance instructor of San Diego State University has said:

“Foreclosures roar on. What will turn real estate around is the ability of people to pay more for their houses. That won’t happen for a while. The middle class is losing ground at an unprecedented rate.”

Susie Richard, a homeowner in Escondido who bought her home in 2003, has been successful in avoiding foreclosures on her property. She took help from a nonprofit organization in San Diego named Mabuhay Alliance that did a loan modification by which her interest rates became low. She said that after getting no response from her lending institution who said that they can do nothing about it, she resorted to take help from Mabuhay Alliance. It has been observed that new foreclosures are entering the real estate market much faster than the already existing foreclosed homes.

Cody has said that she is looking out for a help from her Home Owner’s Association (HOA). She has also said that an amount of $42 is paid every month by her to the HOA. This is in fact a big increase from what it was in 2000. The number of foreclosures then was only 5. The other areas that are facing the brunt of foreclosures are Plum Boro in the east and Moon Township in the west. There has been an increase in foreclosures from 12 to 35 in Plum Boro and 8 to 27 in Moon Township.

Murrer has said, “The fact that foreclosures are increasing in these middle-class neighborhoods is indicating that the ‘average Joe’ with a standard mortgage is the one who’s getting foreclosed on,” According to Ray Dietz of Allstate Financial, it is the greed of both the buyers and lenders that have led to the increasing rate of foreclosures today. In a bid to buy a larger home the buyers did not submit the proof of income to get the mortgage and at the same time the lender did not ask for it. However, others who once were able to afford their mortgage are also facing the danger of losing their home due to high living cost or due to loss of their job.

Under a separate identity of NTW Investments, Norman Long sold this house back to Jason on the basis of a contract that included a monthly payment of $719 from them till the total amount was paid off; the time at which they are supposed to get the deed to the house. Norman got a new mortgage and sold off the old one and took the difference right into his pocket. Besides, he was also enjoying the monthly payments on the land contract.

As Norman never made the payments on his mortgage, the lender foreclosed, which put Jason and Tricia Wise in deep soup as they had to make a much bigger payment than before to get their home saved.
