This decision was primarily taken due to the protests made against the lenders in Atlanta resulting from the sharp rise in the number of foreclosures in the city and the metro as well.</p>
<p>According to the current foreclosure records on a nationwide basis, Georgia has ranked as one of the top states that are hit by the <strong><a href="http://www.foreclosurewarehouse.com/">foreclosure</a> </strong>within the third quarter of July to September. At least one out of every 119 houses faced foreclosures. Georgia ranked seventh in this foreclosure record and there were 33,000 filings for foreclosures. This also included 11,243 REO units with at least trustee sale notices numbering to 22,000.</p>
<p>As compared to the last quarter and 2008 third quarter, Georgia’s rate of foreclosure is quite higher in 2009. Since, April to June there had been a 7% hike as compared to 2008s third quarter featuring almost 25%. Bank failures have also affected Georgia. Other than, being affected by foreclosures, there were, at least 20 banks in Georgia that were closed. The property market was loaded by the banks including the properties owned by the banks not only in the commercial sector but also in the residential sector.</p>
<p>To improve the attempts for helping those homeowners who are troubled, the Wells Fargo with its Wachovia section also attempted to give loans to those borrowers who were finding it tough to repay their loans on a monthly basis. Free workshops were also held by two banks through their representatives including the specialists who tend to help the borrowers to select the right solutions to protect their homes and properties from the pangs of foreclosures.</p>

<p>The other solutions provided by the Wells Fargo website are the likes of Fast-Track Solution, Project Lifeline, and Hope Now Alliance. The Project Lifeline program gives special focus to the homeowners who have not paid their mortgages for at least 3 months and Fast-Track Solution tends to focus on those borrowers who have got adjustable rate mortgage including the subprime loans.</p>

<p>In Brevard County the number of foreclosures fell drastically in October, this year. On a monthly basis this decline took place third time in a row. Compared to 688 foreclosures in September in the last month there were only 603 foreclosure filings in the county. In fact, the September figure is a deterioration of a hefty 963 foreclosures in March.</p>
<p>Previously, the <strong><a href="http://www.foreclosurewarehouse.com/foreclosure_filings.php">foreclosure filings</a></strong> featured such a fall in last November with only 568 suits. Other than this, the December filings for 2007 were as low as 569 when the actual foreclosure process took place. A usual trend throughout the state can be noticed regarding this decline in the number of <strong><a href="http://www.foreclosurewarehouse.com/">foreclosures</a></strong>. according to Hope Now, a non-profit alliance of credit counselors, this year during the second quarter there were 87,523 foreclosure suite filings made in <strong><a href="http://www.foreclosurewarehouse.com/homes/FL/">Florida</a></strong>. During the months of July-August the number of mortgages all over the state numbered to 271,981 and all these were delinquent for approximately 60 days at a stretch. According to the Mortgage Bankers Association, Florida was worst hit among the states in terms of mortgage payments as the monthly delinquencies featured at 22.8%.</p>
<p>The working out of a solution between the lenders and the borrowers is one of the reasons why the number of foreclosures has gone down. Shari Olefson being a Fort Lauderdale real estate attorney and author of ‘Foreclosure Nation’ observed that, &#8220;I would say the banks are putting more effort into workouts up front. I think borrowers are starting to get more realistic, too.&#8221; According to Olefson more homeowners have come to realize that their loan amount wouldn’t be reduced and loan modification is not a very feasible option. Olefson observed that, &#8220;If you can&#8217;t afford the payments, no matter how much you love your house, it is not your dream home. It is somebody else&#8217;s dream home.&#8221;</p>
<p>According to the Hope Now data the number of deals being worked out is increasing as during the second quarter of this year at least 42,567 repayment schemes have been worked out by the lenders and borrowers in Florida alone to help the delinquent homeowners to catch up with their payments.</p>

<p>For instance, the, expected retail rents in metro Atlanta helmed at $16 per sq ft during the third quarter of 2008. While in 2009 third quarter, they had peaked to $15.17. This level had not been reached since 2006 end.</p>

If the tenants do not get enough concessions then they might just leave and then there will be very less income.</p>
<p>According to Alan Wexler of Databank Atlanta, which is a real estate research firm, “It’s a trickle right now because the lenders really don’t want to take these things back.” He explained that these projects “have no value” for most banks.</p>
<p>Many of the retail properties purchased and developed in the last three years have lost their value just like the houses of the underwater homeowners, which cannot be sold to cover the mortgage amount.</p>
<p>Wexler observed that, “Now I’m beginning to see a trickle of foreclosures because these are the ones that really have no hope. The lenders just throw up their hands and take them back. Next we’ll start seeing them getting sold for pennies on the dollar.”</p>

However, RealtyTrac Inc., analyzed that their rate of notices for local default including repossessions accounted for only one-half of the national figures during the 3rd quarter of this year. At least, one out of every 235 properties in Chattanooga metro went through <strong><a href="http://www.foreclosurewarehouse.com/foreclosure.php">foreclosure</a></strong> since July till September according to the estimation of the RealtyTrac.</p>
<p>There were at least one among every 119 homes in Georgia that faced loan defaults or repossessions from the banks within the July-September duration. The Peach State stood 7th in the ranking for the number of homes being foreclosed. This year’s foreclosures in the Chattanooga were 12% more than last year’s figure and it numbered to 971 foreclosures. However, the rate of <strong><a href="http://www.foreclosurewarehouse.com/homes/TN/HAMILTON/CHATTANOOGA/">foreclosures in Chattanooga</a></strong> remained less than half compared to the other metros in the RealtyTrac list. Among the top 10 scorers like <strong><a href="http://www.foreclosurewarehouse.com/homes/CA/">California</a></strong>, <strong><a href="http://www.foreclosurewarehouse.com/homes/NV/">Nevada</a></strong> and <strong><a href="http://www.foreclosurewarehouse.com/homes/FL/">Florida</a></strong> in terms of foreclosures Chattanooga was no where with a minimal 1/5th foreclosure rate.</p>
<p>According to Nickie Schwartzkopf who is a broker a Realtor and also the president of Chattanooga Association of Realtors, “We never had that big upswing in prices that many other areas did in the past, and that turned out to be a blessing for us in Chattanooga. Home buyers here didn’t get as many of the loans that were questionable.”</p>
<p>With the rising rate of unemployed people in the metro of Chattanooga the foreclosures figure will rise according to Schwartzkopf. She further stressed that, “We have not bottomed out yet. Over the past year, some of the lenders held back on some of the foreclosures and allowed people to try to restructure their loans. But now it’s coming to the point for a lot of people that it is going to involve more foreclosures.” approximately 400 homes will be foreclosed. According to Ms. McLean, a mortgage lender, “We’re still in an unprecedented time, but I hope we’ve hit — or soon will hit — the bottom.”</p>
<p>According to Randy Durham, who is a broker for Keller Williams Realty and president-elect of the Chattanooga Association of Realtors, “as high as I’ve ever seen it. That does tend to hurt the average home seller because of the competition with these <strong><a href="http://www.foreclosurewarehouse.com/">foreclosed homes</a></strong> on the market.” In the previous month there were at least 7% of the homes among the Realtors’ Multiple Listing Service, that faced foreclosures and at least 1.7% faced short sales and the some homes were sold below their original price just to avoid foreclosures.</p>
<p>Chief Executive of RealtyTrac James Saccacio commented that, “While toxic subprime mortgages drove much of that first wave of foreclosures, high unemployment and exotic Alt-A Option Adjustable Rate Mortgages are spreading the foreclosure flood to more metro areas in 2009.”</p>

<p>By the second quarter of this year, the number of <strong><a href="http://www.foreclosurewarehouse.com/">foreclosed homes</a></strong> increased to approximately 17% despite the implementation of the federal program to help the borrowers to protect their homes from foreclosure. The figure of <strong><a href="http://www.foreclosurewarehouse.com/homes/">foreclosures</a></strong> rose to 711 in the Monterey County during the second quarter of this year. While during the first quarter of this year, the records featured 680 foreclosures in this county. This is almost 4.6% hike according to Marina J. Camacho, who is the administrative services coordinator of the county.</p>
<p>Though the local figures are quite high, overall there have been fewer foreclosures this year compared to the same time in the previous year. During the second quarter of 2008, there were 754 <strong><a href="http://www.foreclosurewarehouse.com/homes/CA/MONTEREY/">foreclosures in Monterey</a></strong> County. This indicates more foreclosures in 2008 compared to 2009.</p>
<p>The national figures feature for foreclosures shows 106,007 within the second quarter as compared to the figure of 90,696 within the previous 3 months as per the reports of the Office of Thrift Supervision. According to the quarterly report, the mortgage figure has reached to 64%, which is an exceptional hike. This hike is consequent to the moratoriums imposed on the government foreclosures.</p>
<p>During this period attempts to help borrowers retain their homes also rose through the programs like Making Home Affordable. According to this plan the lenders received some payments in order to reduce the debts of the homeowners. As per the government data since the initiation of this program there were at least 400,000 borrowers who received help. The intention of the Obama government is to help at least 500,000 borrowers within November.</p>
<p>Moreover, the increasing trend of joblessness not only hindered the efforts to control foreclosures but also stepped up the occurrences of foreclosures. In the meantime, the figure of failure borrowers increased grossly and most of them had missed out on approximately two payments. This led to increment of foreclosures by at least 10%. According to the mortgage data, &#8220;continued to reflect negative trends influenced by weakness in economic conditions including high unemployment and declining home prices in weak housing markets.&#8221;</p>
<p>The report also reflected the threat posed by the numerous loans that are risky and one of the options being adjustable-rate mortgages. In most cases though, the borrowers take loans as per the low interest rates but in the process the payments increased gradually, inflicting the risk of home loses on the borrowers. Above 15% of such loans led to delinquencies during the second quarter of this year. The report also stated that, &#8220;The risks of these loans and geographic concentration caused them to perform significantly worse than the overall portfolio.&#8221;</p>

<p>As these programs are being known by homeowners all around the country, the number of these that adhere to such assistance programs in the quest to keep their homes and maintain their responsibilities fulfilled, such as the payment of the mortgage loans is growing strongly. This also creates a retribution on the price of the properties, meaning that the lending institutions do not have to seek to recover all the investments that they have made on one single collection.</p>

<p>Their estimation also states that at least 140,000 properties are scheduled for auctioning. The Obama administration is also considering the option to sell of the distressed properties to those investors who will allow the old owner to stay in that home and pay rent.</p>

<p>Currently there has been a substantial amount of debate on the fact that <strong><a href="http://www.foreclosurewarehouse.com/">foreclosures</a></strong>, currently are affecting the up-market, as they no longer remain a problem only for the sub-prime of <strong><a href="http://www.foreclosurewarehouse.com/mortgage.php">mortgage</a></strong> segment. This indicates the prevalence of foreclosures among the mid- to high-end market segments. This assumption is true to some extent, as during the real estate boom that took place in 2006, the minimum number of homes that fell in the lowest strata of the one-third of the value of the homes comprised 55% in the <strong><a href="http://www.foreclosurewarehouse.com/blog/category/foreclosure-crisis/">foreclosure crisis</a></strong>. While the homes situated in the middle of this one-third value list accounted for 29% foreclosures and lastly the homes featuring on the top of the one-third home value list made up for 16% of the foreclosures.</p>
<p>In the month of July 2009, the homes in the bottom of the one-third home value list comprised of 35% homes for foreclosures, as compared to the range of 35% and 30% respectively for the homes featuring in the middle and top of the one-thirds list. These numbers reveal a huge percentage as 30% of the foreclosures are faced by the homes that are placed on the top of local values for homes. This also means that the homes at the top of the list are foreclosed the most.</p>
<p>The number of borrowers who are defaulting with their Prime, Alt-A and Option ARM mortgages has increased greatly. To add to this, the rate at which these delinquencies are cured and resolved is showing a negative figure. This is leading to increased number of foreclosures even among those borrowers, who are technically placed out of the purview of the sub-prime market which deals in mortgages.</p>
<p>According to the records of the Amherst Securities Group the number of felonies among the borrowers has increased. This has a direct and inverted relationship with the increasing negative equity and falling chances of solving the problem of mortgage delinquencies. According to the second quarter figures of Zillow, there are at least 23% homes with single families, that are lagging behind drastically with their mortgage payments. So the rate of solving the delinquencies in mortgage payments will remain low. The values of homes might be unclear in terms of foreclosure distribution. It may seem like high-end homes are more in number regarding foreclosure but the fact is that the foreclosure crisis affected the areas that have homes with high prices.</p>

Although economy experts and financial professionals have gone on to say that the economy is looking upwards, there are still cases of homes being lost and jobs no more being safe. Although &#8220;J.P Morgan&#8221;, the behemoth of the banking industry has earned approximately $3.6 billion in just one quarter in the last year still reports are there of unemployment being up at 10%. The stock markets too look bullish as “Dow Jones” index hit ten thousand in 2009 for the first time. The question is, if things are so hunky dory then why are <a href="http://www.foreclosurewarehouse.com/"><strong>foreclosure</strong></a> levels at an all time high across the length and breadth of the country, especially in <strong><a href="http://www.foreclosurewarehouse.com/homes/MO/">Missouri</a></strong> and <strong><a href="http://www.foreclosurewarehouse.com/homes/KS/">Kansas</a></strong>?</p>
<p>Reports by &#8220;Kansas City Business Journal&#8221; states that foreclosure cases in Missouri rose by 8.8% as compared to last year in the month of September. Another report by “RealtyTrac Inc” from California says that foreclosure filings have shot up by 22.4% in the state of Kansas. This is being witnessed throughout the country. Even though foreclosure cases dropped by 4% in September as compared to August as according to reports from 343,638 homes, it only revealed a 29% upward trend from last year September.</p>
<p>According to various financial experts, the reason that this is happening is that the banking firms have changed the lending procedure. When the banks had been given financial aid in 2008 by the Government, that is when they moved away from lending money in the earlier fashion that they were used to. Earlier the banks had always profited by giving credit to medium scale enterprises which had led to the job boom. About 64% jobs were developed in the last fifteen years. Now banks are earning by the taxes that people pay, and are investing that sum into other commercial schemes. In the process, small firms are feeling the heat and leading to job losses. According to Peter Kyle, who is a professor of finance in Maryland University- if the economy revives, then all business sectors would be requiring further credit, but medium and small industries are still trying to turn around and this might take a while. He also feels that as things improve small industries are going to protest about credit policies.</p>
<p>It is no use blaming the banks as they had been hit the hardest by the recession, so naturally they would be a tad cautious about giving credit.</p>
<p>David Kotok says that the banking sector has not recovered as it should have, and that the small sectors have an advantage which is, cheap borrowing and low interest rates.</p>

<p>At least 33% of the foreclosures of single-families being conducted during the last three years remained unsold even by the end of 2008. This left the residents in an unsafe condition. Foreclosures tend to sell at an average of 30%. This amount is lesser than the mortgage amount that is due and the lender has to bear a greater loss.</p>
<p>According to a fresh report about the condition of single-family homes in Chicago, features that this issue is specifically heightened in the Afro-American neighborhoods. Approximately 2,099 single-family homes, within the initial three months of 2009 were bank-owned. Almost 50% of these houses are above 80% Afro-American in nature. Some properties that are vacant for above 18 months added to the troubles.</p>
<p>The vice president of the Chicago think tank, Geoff Smith feels that the entire scenario is quite troublesome. He observes that, &#8220;You&#8217;ve got a lot of homeowners on the verge of leaving their homes and then look forward five years. If those homeowners have to leave because of foreclosure, what&#8217;s the likelihood of those properties getting absorbed back into the market?&#8221; These adverse trends are represented by the Chicago Lawn, which is a working-class community.</p>
<p>The community organization of 6200 block of South Rockwell at a shorter distance from the Greater Southwest Development Corp., contributed to area improvement as it is one of the most troubled blocks. Almost 50% of the properties falling in the category of both single-family and multi-family still have boarders while other properties are empty and bank-owned.</p>
<p>A multi-family building across 61st Street is in a disastrous conditions with scattered debris and weedy conditions. Roddis Scott, one of the residents staying some blocks away feels that, &#8220;There&#8217;s a lot of things going on down there.&#8221; He finds it unsafe to stay anywhere around the unsecured and vacant buildings.</p>
<p>In Chicago Lawn the average number of days for selling was 274 days during 2007 as compared to 180 days during 2005. They are specifically sold to investors and not to homeowners. Foreclosure proceedings took place against at least 1,800 properties and more between January 2008 and June 2009. The number of vacant properties has continued to rise consistently. Till date only 12% borrowers al over the nation are eligible for loan modifications trial. According to <strong><a href="http://www.freddiemac.com/">Freddie Mac</a></strong>, the failure in payment of single-family mortgages reached 3.13% in August mainly due to problems with adjustable rate mortgages regarding interest-only and pay-options.</p>

<p>The Bell and Coryell county homes are supposed to receive aid from the combined contract of the &#8216;Fort Hood Area Habitat for Humanity&#8217; with the state through a contract worth $1.75 million. According to this contract the Habitat will rehabilitate the various properties and make them affordable for the families with lower incomes.</p>
<p>The tabs on the stimulus funds are supposed to be removed by the state. According to Gordon Anderson (the senior communications adviser for the Texas Department of Housing and Community Affairs) the $90 million package is included in the funds received by the state due to the &#8216;Housing and Economic Recovery Act of 2008&#8242;.</p>
<p>Anderson further emphasized that, “These dollars are geared toward stabilizing neighborhoods that have suffered from <strong>foreclosures</strong> or abandoned homes, and arrest the slide of declining property values to surrounding neighborhoods.”</p>
<p>If the deal is signed the Bell County will get approx $1.1 million and Coryell County will receive an amount of $630,000 according to Gene Bauer, who is the executive director of the Fort Hood Area Habitat.</p>
<p>Bauer awaits the review contract to be sent by the Department of Housing. Bauer emphasized that, “This is not an influx of funds for Habitat. We will act as an agent for the state. We won’t actually get any money.”</p>
<p>Bauer&#8217;s job involves identification of <strong><a href="http://www.foreclosurewarehouse.com/">foreclosed homes</a></strong> and to complete the paperworks and to settle the deal for the Department of Housing.</p>
<p>Bauer observed that, “The state will close on the sale and actually take title to the property. We will manage it and arrange for repairs to be made. The state will reimburse us for the cost of repairs. Our job will be to identify a low-income family as purchaser and take them to the Department of Housing. The state will finance a 30-year, zero-interest mortgage for them to buy the property. That’s why we want to get into this. Habitat doesn’t get any money for this, but it gives us another tool in our toolbox to eliminate poverty housing.”</p>
<p>Bauer observed about the <strong>foreclosed properties</strong>, “They will have to meet all the requirements of our program, which includes helping others build their homes. But if we match them to a foreclosed home they may not make the repairs. It will depend on the repair work. But probably not.”</p>
<p>The Foreclosure Listing Service of Addison report features an approx hike of 22% has been noticed in the Bell County foreclosures since 2008 to 2009 According to Foreclosure Listing Service of Addison.</p>
<p>Anderson observed that there was a distribution of $90 million among the major metros and scantily populated areas.</p>

<p>This year the <strong><a href="http://www.foreclosurewarehouse.com/homes/CT/FAIRFIELD/">Fairfield County</a></strong> experienced a record amount of <strong><a href="http://www.foreclosurewarehouse.com/">foreclosures</a></strong> and this is something that the residents find unusual. Many of the residents in the Fairfield County believed that the economic conditions of the county has caused this situation of foreclosures and rendered numerous people homeless. However they feel that they have experienced some signs of betterment.</p>
<p>The Fairfield County featured approximately 690 foreclosures since January. 1 down to August. 31 during 2009. This figure exceeded the records of 2005. The Foreclosure officials are aware of the increasing number of foreclosures and are quite sure that the number filings would not increase as fast as they used to increase few years back.</p>
<p>Benjamin Horne, the managing attorney with Southeastern Ohio Legal Services feels that, &#8220;Basically, what&#8217;s happening is there was a giant upswing between 2004 and 2008, and it may have sort of leveled out in 2009, but it&#8217;s leveled off at this high rate. There was this dramatic increase in foreclosure filings across the state over the last three years, and the foreclosures are still being filed at these record rates, and we are at record rates here in Fairfield County.&#8221;</p>
<p>The Fairfield County Clerk in the Courts Office provided the statistics of the foreclosures taking place in the Fairfield County features a major increase in the fillings of foreclosures since 2003 and 2004. The records of 2004 featuring 611 fillings shows a 25% increase from the 2003 records showing 489 fillings.</p>
<p>The chief deputy for the Fairfield County Clerk of Courts, Kelly Turben, handling the issue of foreclosure fillings feels that the decrease in fillings might be the result of people asking for help. Kelly Turben further emphasizes that, &#8220;We don&#8217;t really get that many foreclosure filings from across the counter. And we don&#8217;t really talk to that many attorneys about it. We just kind of take what we&#8217;re given and process it.&#8221;</p>

Compared to last year the foreclosures increased as more companies cut down on 216,000 workers in the previous month. Davis, who is an assistant real-estate professor at the Wisconsin School of Business, this unemployment scenario has superseded the efforts of the government or the banks to control foreclosures.  Davis observed, “The foreclosure numbers are largely unemployment related.</p>
<p>As long as 15 million Americans are unemployed, record foreclosures will continue.” Though the contracts for buying homes that were previously owned increased more than it was expected in July and it kept on rising for at least 6th month in a row. According to <strong><a href="http://en.wikipedia.org/wiki/Freddie_Mac">Freddie Mac</a></strong>, the mortgage buyer the median price increased to 1.7% during the second quarter.  in August Nevada faced the maximum number of foreclosures as  each of the 62 homes got a filing. In August the foreclosure filings increased by 53% compared to last year records featuring 17,902 properties in <a href="http://www.foreclosurewarehouse.com/homes/NV/"><strong>Nevada</strong></a> that got a filing for foreclosures.</p>
<p>Florida recorded the second-highest rate of foreclosure in August  as one out of every 140 homes got a filing. California followed the path with every one out of 144 homes facing foreclosure filings.  A 9.6% fall in the number of filings helped in lowering the rate of  foreclosures in Arizona. One out of every 150 households in Arizona  faced a filing for foreclosures in the last month.</p>
<p>There has been 360,165 modifications by 47 banks under the Making Home Affordable program of the U.S. government.  In the plan of foreclosure-prevention the worst performing banks are Bank of America Corp. and Wells Fargo &amp;amp; Co. Even they had to step up their mortgage modification speed by approximately 60%. The number of modifications by the Bank of America was almost doubled by 59,891 in August and the rate of modifications by <strong>Wells Fargo</strong> rose to 33,172 which figured to 64%.  Though it is expected that the revamping of loans might control the foreclosures from rising to some extent but unemployment has made things difficult.</p>

<p>The problem of foreclosures reared its ugly head once again this year and it has already outdone itself than last year according to findings from the Mc Henry County Circuit Clerk. In April and May, the government took initiatives to manage the Foreclosure problem, but the government’s stance was short sighted as people who had taken housing loans with modified schemes are also facing the brunt of it. Official records put the foreclosure figure at 1600+ this year compared to about 1436 in 2008.</p>
<p>As any economist would tell you that a rise in foreclosures is bound to affect housing prices, Mc Henry County too was not an exception. The standard price of a house in Mc Henry County has nosedived by 16% i.e. from $206,741 to $245,671 in just a year</p>
<p>Hespen reckons that the market is poised to go down even further and the worst part is that he does not know where it could end. Approx 1,175 homes faced foreclosure sales during the middle of 2007 in McHenry County. However, this figure declined to 706 within the mid of 2009 according to Hespen’s observations.</p>

However the sellers and the dealers might also suffer from loses and hence Hespen comments that, “Real estate is always a cocktail party discussion, but now it’s more personal.”</p>

<p>The region of Avondale experienced a home sale at $165,000 while the original price of the house was $416,000. The reason behind such a drastic fall in the prices is the aspect of fixture theft in the various regions as the thieves are making a profit out of it.</p>
<p>John Lincoln, the real-estate agent selling such houses to the buyers commented that, &#8220;These are fixtures that are supposed to be part of the house. They basically took $30,000 out of the kitchen and left.&#8221;</p>
<p>The special agent, Julie Halferty working on the Phoenix FBI Mortgage Fraud Task Force observed that no one can be blamed for these missing fixtures as it is very hard to signify if these fixtures have been stolen by the family members who left the house of by the neighbours.</p>
<p>Kim Baker, the Tempe real-estate agent assumes that, &#8220;Without question, probably 85 to 90 percent of houses on the market under $200,000 have been stripped. &#8220;Appliances are the most commonly poached item, but plumbing fixtures and faucets, ceiling fans, light fixtures, water heaters and air-conditioning units are fair game.&#8221;</p>
<p>Even the FBI agents find it hard to conclude the amount of home fixtures being removed on a regular basis, but these occurrences have seriously gained in number. There were an approx 600% foreclosure <strong><a href="http://www.foreclosurewarehouse.com/homes/AZ/MARICOPA/PHOENIX/">Phoenix</a></strong> and more than half of the homes being sold were owned by the bank and stripping the houses off their fixtures is a common happening.</p>

<p>The Attorney&#8217;s Office in <strong><a href="http://www.foreclosurewarehouse.com/homes/AZ/MARICOPA/">Maricopa County</a> </strong>went public with five fresh prosecutions against those accused with foreclosure stripping. <p>Jay Butler, the director of realty studies in the &#8216; Morrison School of Management and Agribusiness at Arizona State University at the Polytechnic campus&#8217; observes that, &#8220;People are having to look at 20 or more houses before they find one that is suitable.&#8221;</p>

<p>Almost 13% homeowners in America affected by mortgages are unable to repay their loans. <p>In fact, the layoffs continue to come back according to the observations of Lockheed Martin Corp. The number of people suffering from unemployment increased remarkably to 576,000 according to the Labor Department. The economists expect the number of <strong><a href="http://www.foreclosurewarehouse.com/foreclosure.php">foreclosures</a></strong> to increase as most companies tend to adhere to the aspect of cost cutting.</p>
<p>According to Brian Bethune, the chief of the U.S. financial economist at IHS Global Insight, &#8220;Their confidence has been shattered. They are going to be very conservative. They don&#8217;t want to be blind sided by a false dawn economy.&#8221;</p>
<p>Most American families are in a miserable condition since they have lost their lucratively paying jobs and even if they have a source of earning, that amount is literally half of what they used to get previously.</p>

The National Association of Realtors is supposed to release the data for home sales for the month of July. Though certain indications state that there is a possibility of stabilization of the prices, few economists feel that this will give some amount of respite.</p>
<p>Michelle Meyer working with Barclays Capital as an economist commented that, &#8220;We don&#8217;t think we&#8217;ve seen a bottom yet in home prices because of the foreclosure problem.&#8221;</p>
<p>In fact, California is the region which is worst hit by the troubled scenario of foreclosures. The other areas equally badly affected are Nevada, Arizona and Florida and together these areas tend to account for approx 44% of the fresh foreclosures that the country is facing. Almost 12% of the loans of Florida landed in foreclosures and Nevada led the way with foreclosure figure of approx 9%.</p>
<p>The negligences of loan repayments for the borrowers having either prime or <strong><a href="http://www.foreclosurewarehouse.com/hud_mortgages.php">mortgages</a></strong> with fixed rates spread to almost 50 states compared to what the figure was in the first quarter of this year. In fact, the major hikes occurred in  Utah, Wisconsin, Illinois, and West Virginia.</p>
<p>Despite Barack Obama&#8217;s attempts, his &#8216;Making Home Affordable&#8217; plan proceeded with a rather disappointing condition and even in the month of July hardly 10 among the probable borrowers had enrolled for the program.</p>

<p><a href="http://www.foreclosurewarehouse.com/"><strong>Foreclosures</strong></a> have currently showed signs of being steady in the  local market over the past few months, much like the trend that is  being experienced in other states too, in this part of the world.  However, off late, more number of foreclosure has started to take place.</p>
<p>In the month of June the number of housing foreclosures in this part  of the world again increased, after dropping straight for the last two  months or so, and the number of such filed petitions to initiate the  foreclosure process also experienced an increase.</p>
<p>In the local market, the actual number of foreclosures that were  recorded was almost even in Dedham, Norwood, Westwood and Walpole, but  filed petitions in relation with this aspect were up significantly.</p>
<p>The latest figures provided by the Warren Group reveals that 621  foreclosures deeds were recorded amongst all the states in June, which  was found to rise by 6.7 percent from the 582, which was evidenced in  May. However, although foreclosure deeds decreased by 45.1 percent as  compared to June 2008, which recorded 1,131 such cases, the situation  still does not seem to settle down.</p>
<p>&#8220;Even though the number of foreclosure deeds has declined from a  year ago, they crept up from the prior month, and we&#8217;re seeing more  people in the initial stage of foreclosure. Timothy Warren Jr. the CEO  of the Warren Group commented, “That’s troubling.”</p>
<p>In the month of June, the foreclosure petitions that were filed  throughout the state inc up increased by 2,835 &#8211; which is 21.7 percent  higher than that of 2,329 which was filed in the month of May, which is  somewhat more than eight times the figure of 350 which was filed in  June 2008. The foreclosure petitions that were filed in the month of  June were much more than the same data for the last 13 months.</p>
<p>As per Warren’s observations, “June’s foreclosure petitions were  close to the historical highs we saw in the early part of 2008.” He  further commented that, “We saw a big drop-off in foreclosure petitions  in the middle of last year after the state passed a law requiring  lenders intending to start foreclosure proceedings to give defaulting  borrowers 90 days to catch up with missed payments. But in subsequent  months, petitions to foreclose mounted.”</p>
<p>In the month of June the tenure of 2008 and June 2009, the  proportion of home foreclosure petitions recorded an increased from one  to six both in Dedham and Norwood, and from zero to two in Westwood,  and from two to 12 in Walpole.</p>
