Tenants Loosing Their Homes in Los Angeles

Apart from homeowners loosing their homes due to foreclosures, a large number of tenants are also being evicted due to this. Despite the fact that they pay their rents on time, they are facing this problem in the real estate. As soon as a foreclosure notice is sent to the landlord, the tenant also has to move out of the house. Over the last 18 months or so, nearly 9,100 houses and 1,700 apartments were foreclosed in Los Angeles. According to the Housing Department figures of the city, this number is almost thrice the general amount. The tenants are at loss for there is always an uncertainty existing everywhere.

It has been found that about 35,000 households are presently facing a default notice in Los Angeles. There is every chance that they are soon going to get out of the hands of the homeowners. Besides this, a majority of these homes are having tenants who are also in a danger of loosing their homes along with their landlords. There is a greater degree of turmoil in the rental market. A large number of people are competing for a single home. This huge competition is making it difficult for the tenants to get a new property on rent in the real estate market.

It is due to the defaulting landlords that the tenants are facing this problem of home foreclosure and are being evicted without any fault of their own. According to lawyer Roger Franklin, "It’s the landlord who has not kept up the payments, and it’s the renters who suffer," The worse are the cases of those who are asked to leave their home just within two to three days of the foreclosure notice. A single father having three children has largely blamed the Countrywide Financial Corporation that shocked him by telling that they have to leave the home within three days.

Ely Quijas said, "I was shocked. I have three kids. I don’t know what to do." It has been reported by the Fair Housing Council of the San Fernando Valley that they are receiving loads of calls everyday from the tenants who are evicted from their home despite their on-time rent payment. A 60-day eviction notice is required to be sent to the tenant according to the state law if the payments are made on time. Quijas has been sent a 60-day eviction notice after a complaint was lodged by him.

    Who did Mr. Quijas file the complaint with?

    My family is in a similar situation in San Diego. However, a realtor working on behalf of the landlord to hopefully do a short sale has recently advised us to stop paying rent to the landlord, because he appears to be tenant skimming. The bank is about to proceed with the foreclosure according to the realtor. The landlord is not returning our calls which is uncommon. The realtor claims he’s trying to look out for us. Based on my research, I’m concerned we’re being set up.
