Generally speaking by distress property is meant that unit whose owner has defaulted on the mortgage and is about to be foreclosed before being auctioned off. There is nothing new about distress property – it being a common facet of loan giving and taking. But today distress property has special connotation considering the millions that are in distress. Things have reached such a point that the general economy of America has slumped and gone into recession. This has impacted negatively on each part of the globe.
The willy-nilly granting of sub-prime mortgages is held primarily responsible for the spike in the number of distress properties. These mortgages were sanctioned by ignoring regulations and not checking on either the credit history or the income levels of the loan taker. There was such a hurry for granting loans by the mortgage lobby that practically anybody with a pulse could get it. Greed fueled their actions. The brokers got heavy commissions. The borrowers were befooled in believing that floating interest rates would never go up. Sometimes down payment was waived. The lending lobby knew either way they were winners. If the borrower continued with payments it was fine – money rolled in. But if the borrower defaulted then the lenders would own a rich slice of property. The mortgages were packaged, sliced and sold to investors across the world. The economy was booming.
Such a situation could not sustain itself. The inevitable happened. The bubble burst. Millions defaulted. The market was flooded with innumerable distress properties. The banks found that money coming from mortgage payments had dried up. Managing costly foreclosures and maintaining countless vacant homes caused the banks to now enter distress zone.
